There are three main upfront costs buyers should plan for when purchasing a home: the binder deposit (typically about 1% of the purchase price and credited back at closing), the home inspection, and the appraisal, which usually costs between $500 and $700. These costs are paid in addition to your down payment, which is determined with your lender and typically ranges from 3% to 20%, depending on the loan and your goals.

What costs should I plan for beyond the purchase price?

From offer to closing, most purchases take about 30–45 days. Finding the right home can take more or less time depending on your goals and the market—we move at a pace that makes sense for you.

How long does the buying process usually take?

I am happy to start the conversation before pre-approval, but for you to start your home search, I reccomend getting it in place. Talking with a lender is free and incredibly helpful. You’ll learn how much you’re approved for, what your estimated monthly payment will be, and how much you’ll need for your down payment — all of which makes home shopping clearer and more confident. I'm here with you every step of the way with great local lender referrals if needed.
